The beginning of the judicial process of foreclosing an owner's interest in a property is the filing of the law suit with the District Court. The Plaintiff (lender) sues the Defendant (homeowner) and any other Additional Defendants who may have a claim on the property by petitioning the court to enforce its mortgage. As shown below, in Oklahoma County an average of 245 such suits are filed each month. Eighty-five percent of these will end up being auctioned at Sheriff Sale.
