Investors who want to buy properties at foreclosure sales must do a great deal of research before the auction. Knowledge of desired properties, values and encumbrances, is power in the bidding process.
Oklahoma Foreclosures is an online system that makes this research much easier. We have added several valuable items to the list published by the Sheriff's Office.
First, we found the Mosher-Adams Map Grid location and the Zip Code to help you locate the property. Then, we researched the Tax Assessor's record and added these items: Market Value, Prior Year's Market Value, Legal Description, Class (residential, etc.), Year Built, number of Stories, Square Footage, Bed/Bath/Garage, and up to ten Comparable Sales.
Year to year Market Value Increase (or decrease) is calculated for each record, then totalled and averaged for all records in each zip code.
Next, several more calculations were performed. Minimum bid at the auction is 2/3 of appraised value. That figure is calculated as Percent of Market Value and as Dollars per SqFt. Market Per SqFt is market value divided by square footage. And, comparable sales are averaged by Price, Footage, and Price Per SqFt.
Then, all data is crunched to yield valuable statistics.
Finally, this data system is searchable and sortable by almost any item. This lets you easily compare properties to find your desired targets. The data is presented in both table form and single record view. The page view of a single record also includes the photo or building sketch from the Tax Assessor record. In both views, clicking on the Case # links to the OSCN document, or on the Assessor Record links to the Tax Assessor record.
You can select the records you want, print a list of selected records, and map their locations on the Oklahoma City Metro Area map.
